Dubai Maritime City
A 249-hectare peninsula on the sea between Port Rashid and the old city, becoming one of Dubai's newest waterfront addresses: the towers, the prices, the rents and daily life.
The District
From a maritime cluster to a waterfront address.
Dubai Maritime City was reclaimed from the sea between Port Rashid and Dubai Drydocks, and is part of DP World. It has two halves: a maritime district of shipyards, berths and workshops, and a waterfront district of homes, offices, shops and hotels.
It is one of Dubai's early freehold areas, open to buyers of every nationality. Of the 28 plots of the first phase, about 86% are sold and fourteen projects are under way; the first towers, ANWA and Riva Residence, are lived in.
The Projects · October 2026
Fifteen towers, two ready, the rest to 2029.
Omniyat opened the district with ANWA; Deyaar, Select Group, Danube, Damac and Omniyat's Beyond followed. Most towers sold out at launch, so for many of them the only way in is now a resale.
Prices and stock move every week, and new towers launch each year. Tell us what you are looking for: we send what is genuinely available across Maritime City.
Get the selection* Launch prices as published by the portals for each project (starting price at launch, not today's price); handover dates are the developers' estimates as shown on Property Finder, read 25 October 2026, and may change. Developers are named for information; this website is not affiliated with any of them.
Living There
The sea on three sides, the old city next door.
A young district: the promenade is finished, shops, schools and a clinic are still to come. Bur Dubai, Al Fahidi and Jumeirah supply the rest within a few minutes.
Getting around: there is no metro station in Maritime City; Al Ghubaiba and BurJuman stations are 10 to 15 minutes by car, and the Al Ghubaiba marine station is close by. Buses serve the peninsula.
Schools: none on site yet; New Academy School and Ambassador School in Mankhool are about 10 minutes away. Shopping and health: supermarkets and Al Shindagha City Centre within 10 to 15 minutes, Aster and International Modern hospitals about 15 minutes; a clinic is planned in the district.
Indicative drive times outside peak hours, as estimated by Dubai agencies in 2026; Downtown "about 10 minutes" according to Deyaar. Dubai Maritime City has no metro station of its own.
The Market · October 2026
Launches at AED 2,700+ per sq ft, resales well below.
The first towers were launched at around AED 1,400 to 1,600 per sq ft; the latest ask AED 2,700 and more. With only two towers handed over, rentals are scarce: about 230 apartments listed for rent across the district, a one-bedroom at around AED 100,000 a year at ANWA. Resales of towers still under construction are often the cheapest way into the district.

In the District
Mar Casa by Deyaar.
Deyaar's 52-storey tower on the Maritime City waterfront: 580 apartments from studios to Royal penthouses, a beach pool and a sky pool over the Gulf. Sold out in 2023, handover expected from Q4 2026: resales now, rentals from handover, and an owners' desk for the keys.
