The Address

A wave of glass on the Gulf, where Dubai began.

Mar Casa is Deyaar's tower in Dubai Maritime City: 52 storeys and 580 apartments, from studios to Royal penthouses, with a facade drawn from the movement of the waves, a beach pool and a sky pool over the sea, and a full floor of amenities.

Launched in March 2023, it sold out the same year. Units now change hands between owners, before handover by assignment of the purchase contract, and after it with the title deed.

Own a unit at Mar Casa?

List it for resale now, or for rent from the handover: it appears here and goes to our buyers and tenants, under a DLD permit.

* Cards show ranges, not specific units. For sale: asking prices of the Mar Casa resales on Property Finder (106 listings, nearly all before handover) and sales registered at the Dubai Land Department over the last 12 months, read on 25 October 2026. For rent: no Mar Casa apartment can be let before handover; the figures are our estimate from the rents of the completed Maritime City towers (ANWA, Riva Residence), not an offer. Every unit offered is advertised under its own DLD permit and confirmed in writing. All images are Deyaar renders.

The Residences

The Tower

Fifty-two storeys shaped like a wave.

A single tower rising from a planted podium on the Maritime City waterfront. Its facade of horizontal fins tapers like a breaking wave; inside, a lobby built around a light installation, a full amenity floor and a residents' lounge at the tip of the building.

Frequently Asked

Mar Casa, answered.

Yes. Deyaar launched Mar Casa in March 2023 and announced it sold out the same year. Apartments are now bought from their owners, as resales: about a hundred are listed on the portals, mostly before handover. See the resale ranges.

Deyaar gives completion in Q4 2026, with the structure substantially complete. The Dubai Land Department registry showed 56% progress on 22/10/2026, so the handover may run into 2027. Owners receive a handover notice from Deyaar before the keys.

On 25 October 2026, studios were asked from about AED 865,000, one-bedrooms mostly AED 1.55M to 1.75M, two-bedrooms AED 2.26M to 3.6M. Sales registered at the DLD over 12 months averaged about AED 1,951 per sq ft: one-bedrooms AED 1.40M to 1.59M, two-bedrooms AED 1.97M to 2.14M.

The seller assigns the purchase contract registered with the DLD (Oqood) to you, with Deyaar's consent. You pay the seller what they have paid plus any premium, and take over the instalments still due to the developer. The agent checks the payment status and the developer's conditions before any offer.

Often, yes. The launch plan was reported as 12% on booking, 56% during construction, 8% on handover and 24% over two years after handover. On a resale you take over what remains of the seller's plan, so the cash needed upfront depends on how much has been paid: each unit is quoted with its schedule.

No unit can be let before handover. Based on the completed Maritime City towers (ANWA, Riva Residence), we expect about AED 55,000 to 70,000 a year for a studio, AED 85,000 to 110,000 for a one-bedroom and AED 125,000 to 150,000 for a two-bedroom. That is an estimate, not a guarantee. Join the handover list.

Deyaar sends a handover notice with the final statement. You pay the handover instalment and fees, the unit is inspected and a snag list goes back to the developer, then you collect the keys and connect utilities. We can do all of it for you if you live abroad, and line up a tenant beforehand. Get the handover checklist.

580 apartments: studios of about 375 to 393 sq ft, one-bedrooms of 740 to 1,265 sq ft, two-bedrooms of 1,100 to 1,598 sq ft, three-bedrooms of 1,850 to 2,295 sq ft, and duplexes and penthouses of 2,270 to 5,830 sq ft, the largest being the Royal Penthouse.

On the waterfront of Dubai Maritime City, the peninsula between Port Rashid and Dubai Drydocks: about 8 minutes from Bur Dubai, 12 to 20 minutes from Downtown and DIFC, 15 to 20 minutes from DXB. There is no metro station in the district; Al Ghubaiba and BurJuman are 10 to 15 minutes by car.

Yes. Dubai Maritime City is a freehold area, where buyers of any nationality can own property outright, registered with the Dubai Land Department (4% transfer fee).

Not published yet: service charges are set in the DLD's Mollak system once the building is handed over. We share the approved figure for a specific apartment as soon as it exists.

HBS Real Estate is the recommended agent of the Mar Casa desk: a RERA-licensed brokerage in Dubai since 2006 (ORN 1774), which has followed Deyaar's projects for years.
